A second dwelling on your property, built to last

ADU Construction

We design and build permitted accessory dwelling units across Meridian and the Treasure Valley. Whether the goal is rental income, multigenerational living, or long-term property value, we build ADUs that function as complete independent homes.

What We Do

ADUs Designed Around Your Lot’s Actual Potential

We work directly with you from the first lot review through final certificate of occupancy to design and build an ADU that functions as a fully independent dwelling. Every decision starts with your parcel's specific zoning allowances, your utility situation, and your long-term goals for the property, not a generic unit plan that may not be permitted on your lot.

An ADU is a complete home. We build it that way.

ADU rules across the Treasure Valley have changed significantly in recent years, and they vary by jurisdiction. Knowing what your specific parcel allows is the first step, not the last. We verify that before any design work begins.

01

ADU Code and Lot Analysis First

ADU regulations covering setbacks, maximum square footage, utility connections, owner-occupancy requirements, and parking vary by jurisdiction across the Treasure Valley. We review the rules that apply to your parcel and address before any design work begins so there are fewer surprises at permit.

02

Full Design-Build as a Complete Dwelling

We design your ADU with all the systems a standalone home requires: dedicated utility connections or sub-metering, full kitchen and bath, HVAC sized for the unit, and insulation values that meet Idaho energy codes. This is not a shed conversion.

03

Exterior That Complements the Primary Home

We design the ADU's exterior to relate to your primary home in scale, material, and roofline. The result reads as a cohesive property, not a mismatched outbuilding dropped in the backyard.

What we typically take on in Meridian

An ADU is never a one-size-fits-all build. Each project starts with your property, your goals, and the rules tied to your specific parcel. The overview below shows what we typically handle, while the final direction depends on your lot, your vision, and what the City of Meridian’s zoning allows.

01

Detached ADU

Standalone structure built in the rear yard with its own foundation, systems, and exterior independent of the primary home. We manage foundation work, framing, all utility connections, and full interior and exterior finish as a complete independent dwelling on your property.

02

Attached ADU

Unit built as a connected addition to the primary home with a separate entrance and fully independent living systems. We design the attachment point to integrate structurally with the existing home while maintaining the separation required for independent occupancy and permitting.

03

Garage Conversion ADU

Existing detached garage converted to a habitable ADU with proper insulation, HVAC installation, electrical upgrade, and full plumbing rough-in. We manage all permit submissions and inspections required to convert a non-habitable structure to a legally occupied dwelling unit.

04

Junior ADU

Interior conversion of an existing bedroom or suite to a self-contained unit with a separate entrance and minimal kitchen facilities. We assess the existing space, design the conversion within City of Meridian's junior ADU requirements, and manage permitting through to certificate of occupancy.

Areas We Serve for ADU Construction

Where We Build ADUs in the Treasure Valley

We serve Meridian and the surrounding Treasure Valley communities, including Boise, Nampa, Caldwell, Eagle, Star, Kuna, and Middleton, across both Ada and Canyon counties. If your property is in the Treasure Valley and your lot qualifies, we can design and build an ADU on it.

WHAT WE BUILD

Why ADU Construction Requires the Same Credentials as a Full Home Build

An ADU is not a renovation project. It is a complete residential structure requiring engineered plans, full permit submittals, utility connections, and a licensed general contractor accountable for every system installed. Treating it as anything less produces a unit that cannot be legally occupied or insured.

How we build a permitted ADU in Meridian

Building a permitted ADU involves zoning rules, utility hookups, and plan check cycles that most homeowners have never navigated. We manage every layer of that process so your unit comes out legal, livable, and ready to generate income.

01

Lot & Zoning Review

We verify your parcel's ADU eligibility, applicable setbacks, maximum allowable size, and utility requirements before any design work or contractor commitments are made.

02

Design Development

We develop the ADU floor plan, exterior design, and utility layout to function as a complete independent dwelling within your lot's specific constraints and zoning allowances.

03

Permitting

We submit full plans to the authority that has jurisdiction over your address, manage plan check responses, and obtain all required approvals before any work begins.

04

Construction & CO

We run the job site, manage every sub-trade, and conduct a structured punch-list walkthrough with you before we hand over the keys.

Founder Michael's more than 30 years of residential construction and design-build experience spans the full range of residential structures Idaho's market produces. An ADU is a complete home, and we treat it with the same structural standards, systems quality, and finish care we apply to every custom home.

02

Registration and Insurance for Full Permit Scope

ADU construction requires a registered general contractor. True North is registered and insured in Idaho and manages the complete permit process with the authority that has jurisdiction over your address, from first submission to certificate of occupancy.

03

Current ADU Regulations

Treasure Valley jurisdictions have updated their ADU rules repeatedly as the area has grown. We stay current with those changes and how they apply across different zoning designations so your project is planned around the rules from the start.

04

One Builder for Site, Structure, and Finish

ADUs require foundation work, framing, plumbing, electrical, insulation, and finish work to coordinate properly. We manage all of it under one contract so nothing falls between contractors and the schedule keeps moving.

Your lot may already allow an ADU. Let us find out together.

ADU projects start with a review of your parcel's zoning, setbacks, and utility situation. We do that assessment before anything else so you understand what your property can actually support before committing to a design direction.
